Originally constructed in 1965, the Halpine View apartment community located at 13013 Crookston Lane abuts the City of Rockville’s boundaries and backs to Rock Creek Park in a desirable school district in an attractive mature landscape setting. Snell Properties partnered with the long-term family owners of Halpine in 2022 and just two years later has revitalized the community with upgrades to more than 300 apartments and common spaces and recently broke ground on a new state-of-the art community-serving amenity center.

Citi Tower is Snell’s first acquisition in Orlando and third in the state of Florida. Located in downtown Orlando’s South Eola neighborhood, the 233-unit property is within a 10-minute walking distance of more than 185 restaurants, bars, stores, and venues, including the Amway Center, Exploria Stadium, and the Dr. Phillips Center for the Performing Arts.

Channel Club, an iconic high-rise located within one of Downtown Tampa’s most desirable districts, is Snell’s second acquisition in Florida. Constructed in 2019, the 324-unit property boasts a prime walkable location, close to downtown, restaurants, retail including Water Street Tampa, and destinations such as the Florida Aquarium, Amalie Arena, Sparkman Wharf, and Tampa Riverwalk.

ARCOS is an elegant, art-centric apartment community with 228 units covering an entire city block in Downtown Sarasota’s desirable Rosemary District.  ARCOS is Snell’s first property in the state of Florida.  The property’s prime location, high-quality modern design and best-in-class amenity package are complemented by the high quality of life in Sarasota, a city that has seen transformative economic growth over the last decade.

Originally constructed by founder George Snell in 1954, Dominion Apartments recently underwent a historic tax credit renovation, upgrading the homes and common spaces with best-in-class amenities, energy efficient HVAC systems and brand-new kitchens and baths while preserving and enhancing its mid-century modern architectural.  Snell fully revitalized Dominion’s 4.88-acre site in the Arlington Heights Historic District by adding new ground-floor retail and a brand-new neighborhood-serving restaurant, Ruthie’s All-Day.

East 51 at Rocketts Landing in Richmond, Va. includes a pair of luxury apartment communities- the Old Main Building and the Capital Trail Building, that make up the Rocketts Landing Collection. With waterfront views, East 51 at Rocketts Landing offers in-unit amenities and the proximity to outdoor adventure and retail and dining attractions. Developed in partnership with PRG Real Estate and WVS Companies.

Acquired by Snell Properties in 2018, Elysium Fourteen is a new development project with 56 units and retail that incorporated two historic buildings. Located at 1925 N.S., 14th St., Elysium is within walking distance of cultural destinations, restaurants and retail.

Russell at Reston Station is a Class- A fully amenitized community with 260 apartment homes located at 11500 Commerce Park Drive in Reston, a 5-minute walk from the Wiehle-Reston East Metro Station and less than a 15-minute drive from Dulles International Airport. The building’s construction was completed at the end of 2019 and earned the U.S. Green Building Council’s LEED “Silver” certification.

Snell Properties added The James, a 236-unit apartment community in Annapolis to its portfolio in 2018. Located at 251 Admiral Cochrane Drive, the property includes high-end finishes and resort-style amenities including a rooftop deck and outdoor lounge with fireplace.

Situated in the trendy Glenwood South neighborhood of Raleigh. The Metropolitan is a highly amenitized, 241- unit apartment community with modern finishes. The building earned an LEED “Silver” certification from the U.S. National Green Building Council after its completion in 2019. Its location puts it in the heart of Raleigh’s entertainment and shopping district.

Retreat at Iron Horse is a luxury, resort-style rental community with 270 apartment homes spanning 13 garden-style buildings and surrounded by 20 acres of lush green space. Located in Franklin, Tennessee, a desirable suburb of Nashville, it marked the group’s first investment in the state. With its business-friendly atmosphere, highly educated workforce and enticing quality of life, Greater Nashville is one of the fastest-growing markets in the United States and a leading market for investment.

Snell has been involved in the ownership of Shirlington House since 1984 and has been the sole owner of the 436-unit apartment building since 2006.  In accordance with Snell’s long term investment strategy, the company completed a $20 million renovation of the property in 2017 and 2018.  The program involved renovating all apartment units and adding new, best in class amenities.

Snell Properties is planning a new 4-story, 124-unit apartment building on an existing surface parking lot at the Dominion Apartments. Located within the Arlington Heights Historic District, this infill development builds on Snell’s long-standing presence in the neighborhood and would increase the site’s total residential density by approximately 80%. The new residences would be supported by existing surface parking and two levels of partially below-grade structured parking.

Snell has partnered with Hoffman & Associates to redevelop two properties originally developed by the company in the late 1960’s and the mid-1980’s, the Arlington Center office building and the Ballston Holiday Inn.  The redevelopment includes a 7-story apartment building with 420 units and lots for 30 for-sale triplexes.  The project is fully entitled and will be shovel-ready in mid-2025.

Snell is currently pursuing approval to add 73 additional apartments on the site of the Shirlington House property.  14 of these apartments are an innovative stacked duplex unit type that will screen the existing above grade parking structure and create a more attractive urban streetscape along 31^st Street South.

A transformative redevelopment for the Alexandria community near the former site of the Landmark Mall, Snell is bringing new housing stock and streetscape improvements to the Stevenson Avenue site. The redevelopment at 6101 and 6125 Stevenson Ave. replaces a 1980’s office building with a modern apartment community including market rate and affordable housing units, along with underground parking.  The community will also include an outdoor pool and a state-of-the-art fitness center.

Snell is in the process of transforming the Ames Center, a legacy office building in Rosslyn, Virginia, into a vibrant mixed-use development with two towers, offering residential, retail, hotel, commercial office space, a public plaza and a brand-new church and gas station.  As a part of the 18^th Street Corridor, the reimagined Ames Center is a key component of Arlington County’s “Realize Rosslyn” plan.

Rocketts Landing is a 45-acre brownfield site purchased by Snell in 2005 with the plan to create a walkable town center development along the shore of the James River. From 2005-2009, the company developed approximately 250 condominiums and 100,000 square feet of office and retail space, as well as streets and other public infrastructure required to support the new development. As of 2025, the company has built out approximately 18 blocks of streets and infrastructure, developed and sold finished lots for 170 townhomes, 2-over-2s and triplexes and developed 283 apartments with its partners PRG Real Estate and WVS Companies. All land development activities at Rocketts Landing are now complete and the company retains several parcels of land intended to be sold or developed with a mix of commercial and residential uses when market conditions permit.
